Both are located between Balchik and Kavarna.

The village of Krupen is located between the villages of Vranino and Konare where you can find bars and shops. The house itself is located in a quiet location only a few houses from the edge of the village allowing easy access to the countryside; the neighbouring house is the village mayor's home.

The property is located only 15 mins from the coastal town of Kavarna where you can find larger shops and amenities, and Balchik is another 10/15 mins down the coast. Further south and towards the city of Varna there are more developed coastal resorts such as Albena and Golden Sands. Heading north you can find the very quiet beach at Shabla. The town of Dobrich is also a short drive from the property for further amenities.

The property itself is in need of major renovation, in particular the roof needs replacing. Please note that these photos were taken summer 2005. The property is constructed mainly from stone (rather than 'kirpitch' blocks) so the walls should be solid, however, the true potential here lies in a rebuild/new development due to the great location only 15 minutes from the sea and the large 2500sqm plot of land.

The land is currently looked after by the neighbours and features a vineyard. This is a very large plot and has lots of potential. The house itself has 3 very well proportioned rooms plus a kitchen (with traditional stove). There is an additional side building with storage rooms & a cellar.

There are water connections and electricity (although this may need to be upgraded). Unlike most rural Bulgarian properties there is a reasonably good paved road direct to the property, and the main road to Kavarna is also maintained.

Please note that all fees would be payable in Bulgaria, and you will need to set up a Bulgarian company in order to purchase as per the normal foreign purchases in Bulgaria. However if you win the bid and wish to purchase we will require a non-refundable deposit of £500 to cover our travel & accommodation costs for property purchase completion (deductible from total property price on completion).

Of course you are entitled to view the property without us being present; we will only be able to travel to Bulgaria for the property purchase completion once you have arranged your company & are ready to purchase the property; we can find someone in Bulgaria to assist you with this.
