Traditional style Bulgarian property in the village of Kacelovo, Rousse.

This beautiful traditional Bulgarian home is a prime and rare example of a classic styled Bulgarian country house from over 100 years ago. The property has been sympathetically renovated to preserve the original features yet offer the modern conveniences required in today's world.

The 2 storey house offers an expansive wooden terrace, exposed wooden beams and stone walls, a mix of traditional earthen and wooden floors (terracotta/tiles for the bathrooms and kitchen), rustic roof tiles, decorative wooden roof edging and Turkish fireplace (ornamental) room.

There are 4 spacious bedrooms (each a double room), 2 bathrooms (with shower, sink and toilet), kitchen, living room, dining room and Turkish room as well as a covered large wooden balcony offering great views, an outdoor (covered) eating area with clay oven and an additional large storage room on the side of the property that could be used as a games room or converted to an additional bedroom (or even two). There is about 140sqm of living space in total. There is even a second house included with the property, older than the first - this however needs major renovation. It is roughly the same size as the main house though and could potentially be converted to another 4 bedroom property in the future. This also has some great features, including 2 rooms which share the same fireplace (old living quarters above the cellar) and a long wooden trough from which the animals fed. This was the original house and when the owners became rich (once the richest in the village) the second house was built. Sadly this original house has fallen into decay but would make a great renovation project - the walls and roof are still solid.

The property is enclosed by a new wall with a pedestrian gate and car gate access leading to a driveway and path to the house. The property comes with a large garden of 1150 sqm - perfect to install a swimming pool for those hot Bulgarian summers! The garden also has an abundance of fruit trees - apple, pear, apricot and small plums. Grapes grow up the balcony and these are a rich dark purple in colour, and taste something like an Australian shiraz wine. There is also a well in the garden.

Located in the lower 'mahalla' (area) of the village of Kacelovo (Kats-e-lo-vo), the house is well located away from potential flood areas and offers excellent views; a deep, narrow gorge (with stream at certain times of year) borders one side with a large hill immediately rising above, and directly in front of the property you can see distant hills and valleys and the next village, Gorsko Ablanovo (Ablanovo Forest). Kacelovo is a medium sized village with several small shops and a couple of typical Bulgarian drinking establishments, and also has a petrol station. There are some great walks to be found; hills, gorges, rivers and forests are in abundance. There are also a couple of reservoirs in the village where you can fish at a small charge.

There are several larger villages/small towns within a short drive such as Dve Mogili and Byala which offer more facilities. Stunning rock caves and walks along the gorge overlooking the river Lom can be found at Ivanovo, and there are amazing fortress ruins at Cherven, both around 15 minutes drive from Kacelovo. There is also a Monastery with natural spring water reputed to have healing powers around 10 minutes drive just past Karan Varbovka.

The village is approximately 40km/40minutes from the bustling Danube port city of Rousse (Ruse) where you can find excellent Viennese architecture, modern shops, bars and restaurants, and Danube river cruises. Cheap flights are available from London/Luton to Bucharest across the border in Romania - a taxi from Bucharest to Rousse takes about 90 minutes and costs around 50 Euro.

Other possible airports are on the Black Sea at Varna (approx 3 hours drive to the house) and Sofia (4-5hrs drive).

There are also some occasional chartered flights that fly to Gorna Oryahovitsa, only 12km from the ancient city and second kingdom of Bulgaria, Veliko Tarnovo/Turnovo - around an hour from the property. It is not open to regular flights yet but with the rising popularity of Veliko Tarnovo as a tourist destination, Ryanair apparently did a survey a few years back; the recession put a stop to this but the potential is there in the future.

As in most Bulgarian villages, a lot of properties have been neglected, however, the whole area appears to be on the rise - there are at least 2 UK families that have brought properties in Kacelovo, and there are new developments in the neighbouring village of Nisovo such as the building of a new hotel and the opening of a new winery... the whole area offers excellent tourist possibilities.

Work done on the property includes external recladding/plastering (actually traditional 'kirpich' rather than plaster), installation of kitchen and bathrooms/plumbing, rewiring (new fuse box), repair to woodwork and some small layout changes. Unfortunately the builders didn't quite complete the last finishing touches to the house, some minor touches may be required.

The property is also furnished! It is complete with two double beds, four single beds, mattresses, pillows, quilts, covers/bed linen, bath and hand towels, 8 bedside tables, 4 wardrobes, a desk, chest of drawers, two sofas, coffee table, two large dining tables with benches and chairs, kettle, pots, plates, pans, cutlery, glasses, curtains, fridge etc. All the furniture/equipment is brand new. This means that the property is almost* ready to move into/be used as a holiday home/to rent out. Please note that these is currently no oven (but there is space for one in the kitchen), however, the clay oven in the outdoor covered area is available!

*Some finishing touches such as paintwork, carpets, kitchen work surface & plumbing are required. Furniture has been removed from most rooms and stored; the house has not been lived in for a couple of years now.
